How we renovate

Renovated for guests, not for resale.

Most renovations chase resale value or long-term rental appeal. We renovate for short-stay performance, which changes the priorities — durable finishes, layouts that photograph well, and the details guests actually mention in reviews.

Project 01 · Mildura

The Magnolia Project

Under construction

A full-property transformation — new kitchen, new flooring, landscaping, and a brand-new garage built from the ground up. Trades are still on site, with the property set to open to short-stay guests in 2027.

    The starting point

    Walls out, floors stripped, back to a blank canvas. The interior was gutted to make way for an open-plan kitchen and living layout.

    Kitchen install

    New cabinetry, stone benchtops, black hardware and new appliances throughout — chosen to be functional and easy to maintain between guests.

    Rear garage build

    A new Colorbond garage at the rear — concrete slab, roller door, clean black finish. Secure parking matters more to guests than most owners expect.

    Landscaping

    Turf, garden beds and irrigation front and back. First impressions set the tone before a guest reaches the front door.

    Interior finishes and fitout

    Finishes and fitout are done — the property is essentially built.

    Styling and photography

    Final styling, furnishing and photography are underway before the property goes live.

Project 02 · Mildura

Under construction

A four-bedroom, two-bathroom home being rebuilt from the inside out — new kitchen, both bathrooms, flooring and paint throughout. Unlike Magnolia, this one is headed for a long-term tenancy rather than short stay, and will be available from summer 2026/27.

    How we found it

    Solid bones, big block, and a frontage that had not been touched in decades — the kind of house that rewards a proper renovation rather than a cosmetic tidy-up.

    Currently on the tools — kitchen, both bathrooms, flooring and paint throughout, with heating and cooling serviced and the exterior tidied up.

    Fit-out and finishes

    Final finishes, landscaping and presentation for inspection.

  4. Summer 2026/27

    Inspections open

    Anyone on the interest list hears first, before the property is advertised anywhere else.
