Rent increase accepted without dispute. When the agreed review came around in April 2026, we increased from $480 to $490 per week — no negotiation, no pushback.
Property furnished at our cost. We furnished the property entirely at OShann’s expense before the tenancy began. The owner paid nothing.
Additional STR insurance arranged and paid by us. Approximately $350 per year, covered by OShann — not passed to the owner.
Zero vacancy since the day we signed. The owner has received income every single week of the tenancy, including periods when a standard tenant might have been between leases.

What a standard tenant would have looked like.

This isn’t a criticism of standard tenants. But it is worth being clear about what the difference looks like in practice — because most owners don’t know until they’ve experienced both.
